St. Andrews has a lot of rentals. The apartment rows along St. Andrews Rd and Longcreek Dr, the condos at Briargate off Broad River Rd and at Village Creek, the St. Andrews Woods townhomes, and a good share of the single-family houses in between have all changed hands or changed tenants more times than anyone has counted. Carpet that looks clean on move-in day can still be holding the last tenant's dog. You find out in July, when the humidity climbs and the smell comes up out of the pad.
For landlords and property managers
A turnover cleaning is mostly about what you can't see. The technician walks the unit with you or your manager and gives the price before anything starts. Traffic areas get pre-treated, and any spot that smells like urine gets a live enzyme treatment that works down into the pad, where the odor actually lives. Then the whole floor is cleaned with a carbonated solution, using a small fraction of the water a rental steamer would put down, so the unit is dry and showable the same day.
There's a limit, and it's the subfloor. When a pet used the same spot for years, urine can soak through the pad into the plywood underneath. The enzyme treatment handles the carpet and pad, but wood that's soaked through can keep putting out a smell, and the fix there is pulling the carpet back and replacing that section of subfloor. That's a flooring job, and we'll tell you if we think you're looking at one.
For the people who've been here thirty years
Not everyone in St. Andrews rents. Bonnie Forest is mostly single-family homes built from the late 1960s into the early '80s, and plenty of them are still with the families who bought them new. St. Andrews Acres off St. Andrews Rd and the homes along Mandel Dr in Mandel Hall are much the same story.
Those houses tend to have the opposite problem from a rental. The carpet hasn't been abused. It's just been lived on for a long time, with the furniture never moved and a rug in the dining room that hasn't been cleaned since it was a wedding present. We do area rugs and oriental rugs right in your home, and the sofa can be done the same visit through our upholstery cleaning.
Getting here
St. Andrews is on the opposite side of Columbia from our home base in Dentsville, a straight run west on I-20. It's still a regular stop for us, from the Richland One school zones around Columbia High, St. Andrews Middle and Pine Grove Elementary to the neighborhoods near St. Andrews Park on Beatty Rd and the Richland Library branch on Broad River Rd.
Kitchens, baths, and allergy season
Most of the older St. Andrews houses have tile in the kitchen or a bath, and a lot of the rentals swapped bedroom carpet for wood at some point. Tile and grout gets buffed clean by machine. Finished wood gets our hardwood cleaning, a mild wash with very little water that leaves the finish alone.
If somebody in the house has allergies, add the antibacterial sanitizer. It goes on after the cleaning and doesn't leave a perfume smell behind.
